How We Work
Existing Conditions
We measure and photograph the existing structure and computer generate a three dimensional model. We provide elevations and floor plans with basic dimensioning.
Schematic Design
We meet with the homeowner to develop the design program and criteria and then design and hand draft the proposed addition or new construction. Basic massing, style, functional layout of rooms is decided during this phase. Floor plans, elevations and site plan are provided.
Design Development
We generate computer drawings and a three dimensional model of the approved schematic adding greater detail to the plans and elevations. The drawings are sent to a civil engineer to create an engineered site plan that must be submitted with the architectural set for a building permit.
Construction Documents
During this phase, we prepare drawings showing details of the construction. Included in these drawings are: foundation and framing plans, a typical wall section and necessary building sections cut through key areas, construction details for the builder, the various schedules, electrical and lighting plans, and interior elevations. Materials are called out on the drawings and further dimensioning is added to the floor plans and building notes. The architectural set is then sent to a structural engineer to provide structural engineering and hurricane bracing in accordance to local building codes.
Bidding
We assist the owner in locating and selecting a builder and provide drawings and information to the builders.
Construction Supervision
We represent the owner during the construction of the project. Although Julia Chuslo Architects does not supervise the day-to-day construction nor the timing and methods of construction by the contractor, we do meet with the builder at the site at appropriate intervals to assist with interpretation of the drawings and solving design issues as they arise. The homeowner is included in any decisions involving cost, appearance and function of the project.
